Body Corporate Safety Reviews

RiskTech have developed an occupiers’ liability property inspection review specifically designed for residential body corporate facilities. This process provides a body corporate with the beginning of a safety process and inspection programme which can become a regular feature of the body corporate safety management system.   The review includes:-

  • A hazard inspection of common areas;
  • Prioritised recommendations for risk improvement and hazard mitigation;
  • Workplace health and safety legislation summaries and general public safety commentary;
  • Recommended safety programme components including:-
    • Workplace inspections;
    • Hazardous substances;
    • Testing and tagging of portable electrical equipment;
    • Security;
    • Contractors;
    • Lighting and illumination;
    • Fixed platforms, walkways, stairways and ladders; and
    • Balcony, elevated accessways and landings above 2m.
  • Commentary and guidelines of the obligations for contractors, employees, voluntary workers and visitors; and 
  • Guidelines in respect of insurance recommendations and requirements, a summary of common law obligations.
