BCA Gap Analysis

The BCA does not apply retrospectively and it is continually being revised and improved.  This means that the requirements when building a structure today are much more stringent than they were 10, 20, 30 or more years ago.  However, should you wish to expand, upgrade or change the use of a building, this is likely to trigger a BCA upgrade.

Given that the BCA is the accepted code for building safety, building owners may also wish to consider the Duty of Care owed to building occupants in providing a safe environment.  This duty of care and also requirements under OH&S legislation, may also necessitate building upgrades.
